Brief Summary:
I need a mortgage refinance comparison tool for a Web site. Essentially the same calculator that is found on www.quickenloans.com and www.championmortgage.com. The user inputs their loan amount, monthly payment, and state. Then they are shown a potential new monthly payment (if the new payment is going to be lower than their current payments), as well as invitation to fill out their information (basic form e-mail to be sent to my account).

The results table should show the new payment, the savings, the mortgage rate and loan terms.

The calculator needs to be flexible. As mortgage rates change, we'll need a way to easy adjust them. A simple password-protected admin control panel will suffice. It should allow us to quickly and simply change the rates used in the calculation, as well as the destination e-mail address being used in the results form.

Requirements Interview Answers:
To help you bid more accurately, the buyer was interviewed about the requirements for this project. Below are their answers. Untitled Page
Project Type: What kind of work do you need done?
Software related (Includes desktop applications and internet websites)
Project Parts: What do you want the seller to do on this project?
Requirements: The seller will analyze the problem and propose a software-based solution to the problem.
Programming: The programmer will take the requirements and translate them into the language of the computer (and test it).
User installation: The installer will move the software from the place it was created (which is called the development or QC environment) to where you will use it (which is called the production environment). The installer then tests the software to make sure that the installation was done properly and completely.
Req. Doc. Type: What kind of documentation do you want for this project?
Formal documentation - After talking back and forth, the seller creates a formal document and/or prototype, as follows:
  • Prototype: The analyst will create a non-working mockup of all pages/screens in the final software. Creating a prototype makes it easier for the user to visualize the final software, and reduces misunderstandings.
  • Requirements Document: The analyst will create a document describing everything the final software will do (other than what is documented in the prototype...if the buyer required one).
Program Type: What kind of software should the seller create (and/or install)?
  • An internet web-site: This software runs on a web server and users will access it using their internet browser.
Internet web-site info
Design and functionality: What does the programming of this project involve?
  • Program Functionality: Making the website "work".
Modeling another site: Do you wish to model another site? No
Size of website: How many pages need to be created/edited in this website?
I don't know.
Other info:The main calculator tool will sit in the header of every page. Using the calculator takes you to a second (separate) results page that displays an informative table.
Programming Language: What programming language(s) do you want your website written in?
I don't know what language (and need the programmer's assistance to suggest it).
Other info:Anything you'd like.
Database: Will this project include a database?
I'm not sure (and need the programmer to advise me).
Other info:Whichever you'd like to use. I'm assuming that the current loan rates will be stored in the database. If you don't need to use a database for this then by all means you can skip it.
Browser Type(s)/Version(s): Which browser/version combinations must this website support?
  • IE 7.0
  • IE 6.0
  • Firefox 3.0
  • Firefox 2.0-2.x
  • Firefox 1.5
Server Hosting Environment: What is your server hosting environment?
I have a server at a 3rd party hosting company.
The name of the hosting company is: Not sure actually I will have to check on this.
The server's shared/dedicated status is: I don't know.

Component Compatibility Protection:
Sometimes a programmer may create features on the website that rely on componentswhich work fine on their own server, but won't work with your 3rd party hosting company's server. There are many reasons for this including version incompatibility, restricted permissions, etc... Rent A Coder normally requires that the programmer verify in advance that your 3rd party hosting provider will support the components.  If they do not, then they are responsible for any incompatibilities, rather than you. Do you want this protection on your project?
Yes, I require the programmer to query my hosting company in advance, to ensure that they support all components which the coder uses in the final solution (including supporting the anticipated version #s, allowing components to run under their potentially restricted security model, etc.)
Server Hosting Environment: Will the coder develop "live" on your server?
No. The programmer is responsible for creating their own development and/or qc environment.
Physical installation: Who will perform the physical installation?
The programmer will perform the physical installation, and will be given all necessary permissions to do so.
Legal: 1) I require complete and fully-functional working program(s) in executable form as well as complete source code of all work done (so that I may modify it in the future).
2) Deliverables must be in ready-to-run condition as follows (depending on the nature of the deliverables):
2a) Any website server-side deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment.
2b) All other software (including but not limited to any desktop software or software the buyer intends to distribute) must include a software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request (unless specified elsewhere by the Buyer).
3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased.
3b) No part of the deliverable may contain any copyright restricted 3rd party components (including GPL, GNU, Copyleft, etc.) unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the seller's Seller Legal Agreement.
Other Requirements:
Any questions, just ask. Thanks.

Expert Guarantee Required:

It is crucial to the buyer that this entire project be completed (100%) by the deadline of days. They only want expert sellers who will commit themselves to this deadline to bid. If you are not an expert or unable to commit completely to the deadline, then DO NOT BID on this project.

If you are an expert and can commit, the buyer would like you to demonstrate this by making an
Expert Guarantee of at least 4% of your bid. (This would not need to be made now...but only if and when you are are selected as the winning bidder). If you complete the job (100% by the deadline), then your deposit would be refunded to you. If you do not, then you would forfeit the deposit and it would go to cover the buyer's cancellation charge and the remainder donated to a non-profit charity.

Please note that depending on how you choose to make the deposit, there may be a small, non-refundable processing fee. This fee can be reduced or eliminated by choosing a less expensive method of payment. Or, you may wish to ask the buyer to cover the cost of the fee for you. You can do this in a number of ways such as: increasing the price of your bid, asking the buyer to post a 2nd bid request to cover it (contingent on completion of the project), or by getting the buyer to promise to pay the fee to you as a bonus (upon completion of the project). If you choose the bonus route, just remember that due to credit card/PayPal rules, Rent A Coder CANNOT force a buyer to pay a bonus involuntarily...even when promised on-site. So don't choose this option, unless you trust the buyer, or are willing to take a small risk.

This is just a very brief overview of how the Expert Guarantee works and there are many more details that you need to understand fully before you bid on this project. DO NOT BID on this project until you've read and fully understand everything about the Expert Guarantee (including reading the contract and the FAQs).
